I just turned 27, and have been in the real estate industry as a licensed broker helping buy and sell properties for 4 years now. I have enough direct listings of available properties within Metro Manila - from income-generating commercial-residential buildings to prime houses, residential & commercial lots, high-end & affordable condominiums, new townhouses and office units. I defend my principals against unreasonable, unfair, unmindful or subjective buyers/lessees or sellers/lessors; I follow the Realtor's Code of Ethics and Standards of Practice conscientiously
, and avoid fellow real estate service practitioners who do not.
Although I do not intend to work in the real estate industry for all my life, I am a strong advocate of professionalizing the real estate service practice in the Philippines through my Master's Thesis (Professionalization and Transfer of Real Estate Brokers, Appraisers, and Consultants' Licensure Exams from DTI-BTRCP to Professional Regulation Commission: An Assessment) that I wrote and successfully defended before the Oral Examination Committee composed of Doctors of Philosophy at the International Academy of Management and Economics last September 2008, when RESA Bill was still pending in the Committee on Civil Service and Government Reorganization at the 14th Congress, 1st regular session. The said thesis consequently qualified me for admission to a doctoral (DBA) program at the University of the East Graduate School, De La Salle University Graduate School of Business (DBA program), and University of Santo Tomas Graduate School (Ph.D. in Commerce program). I am the youngest and full-time doctorate student at the University of the East Graduate School earning a Doctor of Business Administration degree which I expect to finish in the shortest time possible.
Now that real estate service practice is already regulated and legally recognized as a profession by virtue of Republic Act No. 9646, I was vindicated with all my findings and conclusions in my graduate thesis. My recommendations in my research study were all objectively proven, which paved an opportunity for me to originally draft the Implementing Rules and Regulations of R.A. No. 9646, now being adopted by the Technical Committee for the IRR (c/o REBAP National) of the said enabling law. My thesis significantly benefits all legitimate real estate service practitioners from unfair competition and inconsiderate clients, the buying public from colorum practitioners, property owners/sellers/real estate developers/banks and other financial institutions, the government and the whole real estate industry in the Philippines.
